At Hamiltons Estates we appreciate that moving home can be stressful and complex. Our aim is to make it as simple and easy as possible for you. We’ll help you find the perfect place, take you through the paperwork, and do everything we can to make the process as smooth as possible.

The process:

We will listen to your requirements and begin a property search for you.

When we have found your new home we will take a holding deposit to secure the property for you. This deposit (two weeks rent) is deducted from the first months rent when you move in. This is the point at which you pay the £100.00 administration charge (+£30.00 per extra tenant).

We will undertake references using the Endsleigh referencing service – forms will be provided to you.

We supply you with the necessary numbers for the utility companies and council tax office.

On the day you move in you pay the remainder of the first months rent plus six weeks rent as deposit.

The landlord will pay for an inventory and a check in at the start of the tenancy.

Your deposit will be paid into the Deposit Protection Service ensuring your deposit is safeguarded and will be returned after agreement is reached with the landlord over any necessary deductions. To ensure this a check out will take place on the last day of the tenancy paid for by the tenants.
